Most people spend more time comparing airfares than comparing the person who will help them make the largest purchase of their life. That's not carelessness — until recently, there was no practical way to compare buyer's agents at all. You met one through a friend or an open house, and that was that.
But agents genuinely differ: in what they charge, in how fast they respond, in how well they know Lehi versus Ogden, in whether they've closed three buyer deals in your price range this year or thirty. Choosing an agent is a decision, not a default.

Buyer representation isn't what it was when your parents bought
In 2024, a landmark legal settlement changed how buyer's agents work in the United States. Three changes matter to you:
- Written agreements come first. Before touring homes with an agent, you'll now sign a written agreement (often called a Buyer Broker Agreement) spelling out what they'll do and what they'll charge.
- Fees are specific and negotiable. The old assumption — "the seller just pays it, don't worry about it" — is gone. Your agent's compensation is stated up front, and it's negotiable, which is exactly why comparing matters.
- Read before you sign. That agreement is a real contract. Signing one with the first agent you meet, before comparing anyone, is how buyers end up locked in — which is precisely what Connexli exists to prevent.

What does a buyer's agent actually cost?
Honest answer: it varies — and since 2024, it varies more than ever. That's the point of comparing. The structures you'll see in Connexli proposals:
- Percentage at closing — a percent of the purchase price, paid when you close.
- Flat fee — one stated dollar amount, regardless of price.
One more thing worth knowing: sellers may contribute toward your agent's fee as part of the deal, and every Connexli proposal must state plainly how a shortfall is handled — either you cover the difference, or the agent accepts the seller-paid amount subject to a stated minimum fee.
Why compare if the seller may contribute? Because the amount you agree to with your agent is your contractual responsibility, and a seller's contribution may not cover all of it. A simple illustration — example only, not a recommended rate: a buyer agrees in writing that their agent will be compensated $15,000. If the seller or listing side ultimately contributes $12,000 toward that compensation, the buyer could be responsible for the remaining $3,000 under the buyer's agreement. Actual obligations depend on the contracts and transaction.
